Foreign National Mortgage Loans in South Florida
Buying a home or investment property in Florida as a non-U.S. citizen? OCAL Capital Corp is a mortgage broker, and we can help you explore financing options from our network of lenders that work with foreign national borrowers. Programs, terms and eligibility vary by lender and by your individual situation.

Who foreign national loans are for
Foreign national programs are generally designed for non-U.S. citizens who live outside the United States, or who do not have a U.S. credit history or U.S. income documentation, and who want to buy:
- an investment property in Florida, such as a single-family home, condo or townhome;
- a second home or vacation home in Florida.
These programs are generally limited to second homes and investment properties and are not available in every circumstance. Whether you qualify depends on the lender, the property and your documentation.
Loan types that may be available
- Foreign national DSCR loans: qualification focuses primarily on the property’s expected rental cash flow rather than personal income. Lenders still review your assets, funds to close and the property.
- Other non-QM options: alternative-documentation programs that may fit borrowers who do not have traditional U.S. income documents.
- Purchase and refinance: options may be available for buying a property or refinancing one you already own, depending on the lender.

What lenders typically look at
Every lender sets its own requirements. These are common themes, not a checklist or a guarantee:
- Identification: a valid passport and, where applicable, a visa or other immigration documents;
- Proof of funds: documentation showing the source and availability of funds for the down payment and closing costs;
- Reserves: some lenders require you to show additional funds on hand after closing;
- A U.S. bank account: often needed to close the loan and make payments;
- The property: an appraisal and, for investment properties, information about expected rental income;
- Credit information: some lenders use a U.S. credit report, and others accept alternative credit documentation.
Eligibility, documentation and any restrictions on borrowers are set by each lender and are subject to U.S. sanctions and lender rules.

Frequently asked questions
Do I need to be in the U.S. to apply?
Not always. Some lenders allow parts of the process to be handled remotely, but you may still need to sign closing documents in person or through an authorized process. Ask us about your situation.
Can I get a loan without a U.S. credit history?
Some foreign national programs use alternative credit documentation instead of a U.S. credit score. Requirements vary by lender.
Can I use the property as my primary residence?
Foreign national programs are generally for second homes and investment properties. If you plan to live in the home full-time, ask us about other options.
What does a foreign national loan cost?
Rates, fees and terms depend on the lender, the program, the property and your qualifications. We do not advertise rates; request a free quote and you will receive a Loan Estimate from the lender if you apply.
Are there restrictions on where I live?
Lenders must follow U.S. sanctions and other laws, and each lender has its own rules. Contact us to find out whether a program may be available to you.
